CNN Money states that Las Vegas is the #1 city in the country to buy rental properties!

On 7/17/2011, CNNMoney.com said that “…..Las Vegas is the go-to place for real estate investors who want to clean up on rental properties.”

CNN also mentioned that “nowhere are potential profits better than in Las Vegas….investors in Las Vegas who rent out the properties they buy now will have a higher return than the national average.”

Tip

Bank Owned Homes are like snowflakes–they are all unique and completely different!…Each Las Vegas bank repo/Las Vegas Bank-owned home is not created equal!

Every bank owned home is different…different lenders…different policies…different investors…
some bank owned homes you write an offer and you get an answer in a day or 2..others you wait 7 to 10 days just to get an answer!

Some lenders selling bank repos will provide and pay for a home warranty for the buyer—others won’t!

Some lenders will pay some–and many times–all the buyers closing costs…however, there are many that will not pay any!

Go figure!

Master-Planned communities tend to appreciate faster than most….

As a long-term Realtor with 22 years experience in selling homes in Las Vegas full-time since 1989, I have seen thousands of homes listed for sale in all different communities.

I consistently see properties sell faster and for a higher amount that are located in master-planned communities. These communities typically have a homeowners association (“HOA Board”) that provides oversight and restrictive rules ensuring that the owners maintain & keep their homes up….this really helps when you want to sell which is very important!

Ok, you want to buy a bank repo in Las Vegas to take advantage of the low prices.

It’s not as easy as you think.

Here are 5 things you don’t know, but NEED to know, when buying a Las Vegas repo or bank owned home

1. Banks typically under price a property way below market value to generate multiple offers; a typical buyer thinks the list price is the price the bank hopes to sell the property…Wrong!..the bank sets a low price hoping to sell it for a much higher one. Why? Banks want to get the highest price possible.

2. Banks put all cash offers in pile “A”; that is, banks love all cash offers as they close faster, do not require an appraisal and are less hassles for the bank.

3. Banks would rather not pay any of your closing costs…by this, banks are willing to pay some buyer costs but many offers don’t ask for the bank to pay any resulting in these offers getting accepted!

4. Banks oftentimes take 7 to 10 days to respond to your offer…why? sometimes they are just waiting to see if a higher offer comes in.

5.Banks make no repairs to properties…that’s why they sell as-is; but many buyers seem to think the banks will agree to make repairs. Don’t count on it!…when you buy a bank repo…what you see is what you get!….But with prices down 50-70%, it’s still a pretty good deal!

So bank properties are an incredible deal; just understand the competition is intense with many investors trying to buy these properties.

1. What’s going on with the Las Vegas real estate market?—-we appear to be at the “bottom” of the market. It might be an extended bottom with an upturn once the country begins a solid economic recovery. I feel the worst is behind us!
2. Is it a good time to buy right now?—-yes and no! Yes, if you plan to hold onto the property for a few years, this is an incredible time to purchase. However, if your plans are short term or you’re trying to“flip” a property for a quick profit, stay on the sideline for now.
3. Is it a good time to sell right now?— if you’re realistic with your price, homes in great condition sell quickly—many for cash. ( I offer reduced commissions to help you net more $$$ on the sale.)
4. Are banks lending money?—-yes! banks are lending money but they’ve tightened things up; banks have raised minimum credit scores and added extra layers of underwriting reviews. Banks are lending today at historical low interest rates below 5%…( I purchased my first property in 1981 when mortgage rates were at 18%).
5. Are Bank Repos a good deal?—-yes they are but understand that they are not for everyone; remember that a bank owned property is sold “as-is” with no repairs made to the property. There is a very high demand for bank repos with many getting multiple offers and selling well above asking price.
6. How about Short Sales?—-patience is the key here. Obtaining the approvals of the sellers lenders can take anywhere from 3 months or longer and sometimes they can ask you the buyer for more monies to close. These are sold as-is just like bank repos.
